With a private sale, the vendor chooses to not (yet) make it known that their house is for sale. This means that it is not listed on Funda, not posted on Facebook, and no For Sale sign is put up. The house is on the market, and we often have all the relevant documentation available, but we are not shouting it from the rooftops. Information about the house, and the fact that it is for sale, is only forwarded to prospective buyers who are specifically looking for the type of house that is sold privately. Other people who have been unsuccessful during earlier viewings may also be notified about private sale properties. In other words, well-considered and smart matches are made outside the public eye. Vendors can choose to use the private sale option for different reasons. Some may not feel comfortable putting their house actively on the market. Other homeowners appreciate the discretion or only want to sell under certain conditions. The private sale option can even be used to test the housing market waters before the vendor decides to sell the house. Over the years, we have become specialists in the field of private sales and we generally have four to six houses in our private sales portfolio. Such houses can fall within different price ranges although they generally fall within the upper regions of the market.
